Barklin House is being offered as a turnkey operation.

Sale will include the following:

• real property

• furniture, fixtures and equipment (FF&E) as described in a separate document

• and business assets to include:

• the data base of prior guests

• the business name Barklin House

• the telephone land line and toll-free numbers

• the registered domain name barklinhouse.com 

• the current website

• professional reputation and goodwill

Note that Barklin House has a significant intangible value in "goodwill".  We have been in operation for fifteen years.  We are members of the Newberry County Chamber of Commerce and the Newberry Downtown Merchants Association. We support the Newberry Opera House with an Orchid Circle membership, and support other civic activities including the Fourth of July fireworks event sponsored by the Newberry County Law Enforcement Officers Association (NCLEOA) and the maintenance of Lynches Woods Park by the Newberry County Soil and Water Conservation District (NCSWC).

Barklin House is well-respected by local residents and hosts many of their family members visiting from out-of-town.  Our relationship with Newberry College is long-standing and we are the "home base" for many parents and alumni.  Our website is cross-linked to local businesses and we receive many requests for accommodations from their visiting clients.  Foremost, Newberry is home to an award-winning performing arts center, the Newberry Opera House, and many patrons of the theater choose to stay at Barklin House.  Our repeat business is significant.

The journals maintained in each guest room reflect the high level of satisfaction our guests have felt and reviews on TripAdvisor.com and BedandBreakfast.com further enhance our reputation for excellent value.  Our membership in the South Carolina Bed and Breakfast Association assures visitors of our professionalism and their safety and comfort while staying with us.

Our location, just 4 miles from Interstate 26, is of great value.  We are easy to find and appear on many GPS system queries.  We are located about an 8 or 9 hour drive from cities such as Cincinnati, OH and another 8 or 9 hour drive from Orlando FL, capturing many travelers at a good "half-way-point".

As a turnkey purchase, the buyer need only move in their personal belongings and they will be ready to begin inn-keeping.  There is always some future business on the books and the guest rooms are ready to go!
